The process
How does selling a property work?
Five steps. You pay nothing up front — the commission is paid out of the purchase price on a successful sale.
-
Meeting and valuation
I come to the property, usually within three working days of your enquiry. We go over its condition, the paperwork and your timing. Within three days you receive a written market valuation and a proposed selling strategy. Free and without obligation.
-
Preparation and presentation
I advise on what to do before the shoot — sometimes clearing and repainting is enough, sometimes nothing is needed. Then come professional photographs, a floor plan, a video tour and the listing copy.
-
Advertising and viewings
The property goes onto the main Czech property portals and into the Jaroš & Partners database. I conduct viewings personally and send you feedback from each one, not just a visitor count.
-
Negotiation and reservation
I pass on every offer, including how solid the buyer's financing looks. The chosen buyer pays a reservation deposit, which fixes the price and the timetable.
-
Contracts, escrow, Land Registry
The purchase contract is drawn up by a solicitor. The money goes into solicitor's escrow and is released only once the new owner is entered at the Land Registry. Finally we hand over the property and transfer the utilities.
