How I present your property
Curious about the whole process? I have set it out step by step on the page how selling a property works.

Professional photography
Shoots are done by professional photographers. Photos are the first thing a buyer judges — they decide whether anyone comes to see the property at all.

Video tour
According to the agency's own figures, listings with video get roughly four times more views than those without.

3D scan
Buyers walk through the property online as if they were standing in it. It filters out viewings by people the place would never have suited.

3D floor plan
A three-dimensional plan gives buyers a clear sense of the layout before they arrive.

Aerial footage
For houses and properties with land, a shot from above shows what you cannot see from the ground — the surroundings, the garden, which way it faces.

Visualisation
For properties awaiting renovation or standing empty, a visualisation shows what they could look like. Buyers can then picture themselves living there.

Home staging
Preparing the property for photography and viewings — arranging furniture, adding details, adjusting the lighting. It widens the pool of people the place appeals to.

Dedicated property website
Selected properties get their own web page. It shares well and lands differently from a link into a listings portal.

My work is centred on the Kladno area. That is where I know the streets, the buildings and why two seemingly identical flats sell for different sums. But I take instructions across the whole of Bohemia — for a property further afield, we will first agree whether I can do the same job for you there as I do at home.

About me
Who I am and what I will do for you
I am Jan Utěšil, a certified real estate agent working under the Jaroš & Partners brand. I specialise in selling flats and family houses — my work is centred on Kladno and the surrounding area, and I take instructions across Bohemia. I speak English, so the whole process can run in English if that suits you better. A market valuation is always free and carries no obligation.
I know the Kladno area street by street, and for pricing that is what counts. The difference between Kročehlavy and Rozdělov, between a panel block before and after refurbishment, between a house reached across your own land and one reached across someone else's — none of that shows up in a table, and yet it moves the final price by hundreds of thousands.
I take on only as many instructions as I can handle properly. If I think a property is overpriced, or that selling now is not worth it, I will say so — even if it costs me the instruction.
